Kanye West has JUST listed his Hollywood Hills bachelor pad ... Toyosy has learned ... because he's clearing the decks to move into his new Bel Air mansion with Kim Kardashian.

Kanye's listing the 3 bedroom, 4 bath crib for $3.3 million.  The house is 4,214 square feet.

Now here's the predicament ... the average list price in the area is $2.54 mil.  Kanye tried in vain to sell the house in 2010 for more than $4 mil, so at least he's come down on price. So here's the story.
 ... Kanye and Kim just bought a $9 million mansion in Bev Hills that has slightly more space -- actually, it's 14,000 square feet
